MOD-ZIGBEE-UEXT coordinator issues

I bought some MOD-ZIGBEE-UEXT of you guys.

I am trying to program one as a co-ordinator and am having some issues.

I am trying to program one using the pre-built coordinator.hex file.

I am programming them with one of your PIC-KIT3 along with a PIC-ICSP.

I am having the same issue with trying with multiple MOD-ZIGBEE units, on MPLAB8, MPLABX and MPLAB IPE.

I have also tried to use the MPLAB ICD 3 to program them to no avail.

This is the error I use either programmer, on any of the above programs, please advise of a possible solution. The log from MPLAB IPE is as below:

This is usually the message you get when the target board/chip is not powered. Are you supplying 3,3V to the MOD-ZIGBEE before you try to program it?  Most of the tools/programs require external power and don't supply it through the programmer (I use PickIt, not Olimex's tool).

Yes we have tried powering it through both the ICSP using the option within MPLAB set both at 3.25v (default) and the board blinks a green light so it definitely is powered.  We have also powered one through the UEXT connector while trying to flash it. Both to no avail.
